Autumn is on its way and with it will come more rainy and drizzly days. Most people just want to curl up indoors with a good book when it is rainy or miserable outside. They really aren’t all hyped up about doing some house shopping in this kind of weather, but it might be the prime time for doing so.
When you are viewing a property on a bright sunny day, you really aren’t getting a chance to see how it’s going to perform in inclement weather. You really want to know for sure that all that rain is going to drain away properly from the entrance areas of the homes.
On a rainy day you can see which drains are not hooked up to the storm water system, or which over flows are not able to handle the amount of water created by the water. On a clear day you really can’t ask the homeowners to demonstrate that the drain system is working appropriately, but when viewing this on a rainy day you won’t have to.
This type of rainy day house viewing is a great opportunity to see how the gutters and roof are performing. If there are backups in the gutters then there is your first indication of a blockage, or if there are pails in some of the rooms gathering water then there are definitely leak problems.
The gradient is important to provide proper run off and if water is pooling around the perimeter of the house then it should raise a red flag. Corrective measures would require the use of heavy machinery to move the earth to correct the grades, and this isn’t the way you want to start out with a new home.
If you haven’t noticed any of these issues during your rainy day inspection then you know that you are not likely to be in for any wet surprises if this ends up being the home you are going to buy.
