Paradise Bend Penny Road, West Popanyinning
FIRST TIME OFFERED IN 68 YEARS Mixed Farming - Property ID: 763070
"Paradise Bend" is a traditional grains and livestock property located just 10 km SW of Popanyinning. It is situated on gently undulating, well drained land comprising mainly red and brown gravels with some red, granite loams. In past seasons it has been conservatively farmed with, generally, a three year sheep and grain rotation. This year's ley pasture has been spray topped ready for the new owner. It is essentially good open farming country, very suitable for most modern grain and hay enterprises. Over the years the farm has been subdivided into 23 main paddocks and the fencing varies from good average condition Ring-lock type netting, on both wood and steel posts, to a couple of old rabbit netting sections, in fair condition. Waters are derived from 20 dams of varying sizes. Main timbers are white gum, York gum, jam and red gum.
There is a reasonable array of farm buildings on the property. They range from the large four stand shearing shed with power, a new machinery shed with a back section as raised holding pens connected to the adjacent shearing shed, a couple of machinery, or GP sheds and a small hay shed. Grain storage facilities comprise three 2000 bushel elevated silos and three other, smaller seed and feed elevated silos. Yards comprise a set of old wood sheep yards plus a small set of steel cattle yards and loading race. The cement brick and tile homestead is nearby but is in only fair condition.
"Paradise Bend" has been in the family for 68 years and encompasses 15 title locations with three road frontages, making it ideal to buy either as a whole or in syndicated parcels. It is ideally located, being 26km SW of Pingelly, 38km NW of Narrogin and has easy access to the Albany and Great Southern Highways. It is to be auctioned on Monday 22 December at 11am.
