What is the biggest predictor of rapid price growth?

Some suburbs grow faster than others, and this is rarely by chance.

Property values do not rise equally across every city. Even neighbouring suburbs can experience different levels of demand and price performance.

Understanding why this happens is essential when you’re researching an investment property, as choosing the right area can significantly influence your returns.

While no single factor determines price growth in isolation, there are ways to make an educated assumption about a suburb or postcode’s future performance. These include the location, lifestyle appeal, planned infrastructure, and the overall profile of people who want to live there.

Doing your research and understanding trends will improve your chances of identifying growth areas before the rest of the market catches on.

Why some suburbs outperform their neighbours

High-growth suburbs usually offer a combination of location benefits, appealing amenities and future development potential.

Proximity to job centres, schools, transport and lifestyle areas often attracts a broader pool of renters and buyers, putting upward pressure on prices.

When you’re doing your research, check for planned infrastructure such as new train stations, road upgrades or shopping precincts, as these can also signal that demand is about to increase.

There’s also the ‘latest trend’ effect, which happens when younger professionals move into a previously more blue-collar area. A rush of cafes and shops will follow, and the evolving appeal helps prices move upwards.

Savvy investors look beyond today’s price and focus on tomorrow’s potential.

What to look for when researching growth potential

  1. Lifestyle appeal

Location remains one of the strongest indicators of long-term growth. Suburbs close to employment hubs, beaches, universities or entertainment areas naturally attract more interest from buyers and tenants

Lifestyle factors also play a key role. Parks, walkability, safety and community atmosphere can all influence how quickly an area becomes sought after.

  1. Recent activity

A suburb set to ‘move’ may have surrounding areas which have spiked in recent years. As people are priced out of the more in-demand postcodes, they will look to their next best option. You may be better placed for capital gains in these areas rather than the ‘hot’ suburbs of previous years.

Check for signs that prices are plateauing, then widen your search.

  1. Sale and leasetimeframes

Hot property sells and leases quickly. Check the length of time homes are on the market, and ask about current rental vacancy rates. If they are below average for the wider area, you may have found your ‘diamond’.

Growth rarely happens by accident. It occurs where people want to live.
