It now takes longer to sell a home in Perth than any other State capital in Australia according to Shane Kempton, CEO of Professionals Real Estate Group.
Mr Kempton said that the latest figures produced by CoreLogic RP data for February 2015 shows that it now takes on average 82 days to sell a house in Perth.
“This compares to Sydney (51 days), Hobart (67 days), Melbourne (66 days), Adelaide (73 days), and Brisbane (75 days).
“These figures also show that Perth home sellers are also discounting the price of their home on average by 5.2% to achieve a sale.
“Pricing is now critical to achieve a sale due to the fact that the number of properties listed for sale in Perth has jumped by nearly 40% during the past year.
“The experience of the Professionals Real Estate Group is that a property attracts the most amount of interest from homebuyers during the first weeks on the market and that is why it is important that the home is correctly priced at the start of the listing period.
“In contrast, the longer the property is listed for sale, it attracts less buyer interest and can result in the owner eventually selling the property at a lower price than if the property had been correctly priced when it was first listed for sale.
“To assist sellers in determining the market price of their property before they list it for sale with an agent, Professionals has launched a free Property Check Report containing all current property sales information in their suburb from Professionals Real Estate Group.
“The computer generated report contains a guide and local market snapshot, providing prospective property sellers an overview of what is happening with house prices in their specific suburb prior to engaging an Agent. It is designed to assist them in the research stage of determining the potential selling price of their property. It’s as simple as going to propertypricecheck.com.au
“Not only do property sellers receive this Property Price Check Report for free, as a next step, we highly recommend they obtain more specific and personalised information on the potential selling price of their home from their local Professional office.
“Once they have reviewed their free price check report, members of the public are welcome to invite their local Professionals office to give them a no obligation free market appraisal of their property if they so wish.
“Professionals decided to launch this free service because a large number of property sellers are undertaking their own research in the early stages of deciding to sell their property and we believed this tool would be very useful to them in this process.
“Setting the correct selling price for your home is all about obtaining local market knowledge and Professionals believe that this free Property Price Check Report will prove an invaluable service for property sellers seeking such independent information about their local property market,” he said.
